The Seven Points Where Flat Roofs Actually Fail
The core educational asset: understanding where roofing systems actually break down. Flat roofs rarely fail in the middle of the field. The problems usually begin where different components meet: edges, openings, transitions, and other points that require multiple parts of the roofing system to work together.
After years of asking maintenance directors not simply “Do you have leaks?” but “What are you actually fixing?”, the same seven areas kept coming up:
1. Drains
Drains are one of the most critical points on a commercial roof. They move water away from the building, but they also create a transition between the roofing membrane and the drainage system.
When that connection is poorly installed, damaged, or allowed to deteriorate, water can find its way beneath the roofing system.
2. Flashings
Flashings protect the places where the roof meets walls, curbs, equipment, and other vertical surfaces.
These transitions experience movement and weather exposure over time. When flashing details deteriorate, the roof can begin to fail at the exact point where two systems meet.
3. Seams
Every seam represents a connection between roofing materials.
With traditional membrane systems, application quality matters enormously. Poor bonding, inconsistent application, or aging materials can eventually create openings that allow moisture beneath the surface.
4. Penetrations
Rooftops are rarely uninterrupted surfaces. Pipes, vents, equipment, supports, and other penetrations pass through the roofing system.
Each penetration creates another location that must be properly sealed and maintained.
5. Expansion Joints
Buildings move. Materials expand and contract with temperature changes, and different parts of a building can move at different rates.
Expansion joints exist to accommodate that movement. When those details fail, the roofing system can be exposed to stresses it was never designed to absorb.
6. Corners
Corners concentrate multiple transitions into one relatively small area.
They require careful detailing because several surfaces and components have to meet while still maintaining a continuous roofing system.
7. Perimeters
The perimeter is where the roof meets the building envelope.
Wind, movement, drainage, flashing, and edge conditions all converge here. A problem at the perimeter can compromise more than just the visible edge of the roof.
